Newport Beach's main tourist area not looking so hot

The epicenter for tourism in Newport Beach
Newport Beach is known for it's ritzy homes and its harbor which is the busiest in Orange County but the main draw for tourism is the Fun Zone area which is where people can hitch a ride to Catalina Island, go whale watching, fishing, rent a Duffy, rent jet skis, go for a harbor cruise, ride a ferry, have dinner overlooking the harbor, go to the beach, walk on the pier, and more! With all those options, it's no wonder why so many tourists and locals are drawn into this area but besides those main activities, everything else just seems to be not so attractive, but why? Why are there so many derelict buildings that are empty are just completely run down?

Empty businesses
This area is the original destination that brought people to Newport Beach from Los Angeles, the reason this area was built was to attract people to visit and it is solely responsible for the development of Newport Beach as a city. The Balboa Pavilion was built as a pool house for people to ride the Red Trolley Car from LA to spend their day here at the beach with a place to change and have some amenities. Housing lots went for about $500 each in an effort to get people to buy and develop this area, now days, it's been developed much more than what was anticipated, so much so that there are now half addresses as well.
The main businesses are doing great here but the smaller restaurants and other shops are just mediocre at best. With three pizza shops on the same block that all are absolutely horrible and many abandoned businesses, this place could really use an update. It seem that every time a good restaurant opens up here, it just doesn't last, meanwhile all the trashy places last forever. Is it because these places are charging too much for rent and food shops can't afford better ingredients? Or is it because these businesses don't care since there are new people visiting this area every day? Either way, it's really unacceptable.
Taking a walk through the fun zone area will show you that about half the units are vacant while the ones that are occupied are pretty rundown.. The only businesses holding this area together are the whale watching, fishing, and the ferry operations, if it wasn't for those, this place would be a ghost town. There is no shortage of customers to this area because of those businesses.


Restroom Issues
Then you have the restroom issue which is absolutely horrid, disgusting public restrooms that don't get cleaned very often and don't even have doors on stalls. There is only one small public restroom to accommodate several thousands of people each day! How can a place like Newport Beach call this acceptable when all these people are here giving their money to these businesses which are paying the taxes for the city services?
